What you get

Comporth LLC maintains a business office within the City of Philadelphia and acts through a natural person age 18+ who customarily or regularly attends the office, consistent with applicable statutory requirements.
Receipt of official notices and service of process
We are authorized solely to receive and accept, on your behalf, City-issued correspondence related to the designated property, including:
- Notices and violations
- Orders and summonses
- Utility-related correspondence
- Service of process
- Communications from the Department of Licenses & Inspections and other municipal agencies
Digitized delivery to you
We digitize received correspondence and forward it to you in a timely manner so you can take the appropriate next steps.
How it works
- Enroll and designate Comporth LLC as your Managing Agent for the identified property.
- City correspondence is served to our designated Philadelphia address.
- We digitize and forward the materials to you promptly.
- You take action (or coordinate with your attorney, property manager, contractor, or internal team as needed).
Important legal notice
Service of process or notice delivered to Comporth at its designated Philadelphia address constitutes legal notice to the owner for all matters related to the property.

Comporth’s role is strictly limited to statutory receipt of notices and service of process and forwarding those materials to you.
Not property management
This agreement does not create a property management relationship or grant operational control over your property.

To avoid confusion, Comporth does not:

- Schedule inspections
- Manage tenants or tenant communications
- Collect rent
- Resolve rental disputes
- Perform routine or emergency maintenance
- Guarantee compliance
- Pay fines or penalties
- Assume any landlord, regulatory, operational, or property management obligations
Some City materials may describe “managing agents” more broadly (maintenance requests, rent collection, dispute resolution). Under this service, Comporth’s designation is expressly limited to receipt of notices and service of process only.
Your responsibilities remain the same
You remain solely responsible for:
- Routine and emergency maintenance
- Tenant communications
- Rent collection
- Habitability and regulatory compliance
- Dispute resolution
- All other landlord obligations
Tenant disclosure requirement: At the start of each tenancy, you must provide tenants the required contact information, including whether the Managing Agent is responsible for maintenance and, if not, the name, telephone number, and Philadelphia address (not a P.O. box) of the person/entity responsible for routine maintenance, as required by applicable law.
